ECLIPSE RIDGE RENTAL COVENANT

The following document applies to all Eclipse Ridge properties (under the ownership of POHoldings, its subsidiaries, assigned designees, or administrators) herein referred to as ‘Eclipse Ridge’ and all units, as defined by a named and addressable rental property within the aforementioned properties.
By renting a unit, you agree to the terms and conditions laid out in this document. Eclipse Ridge maintains the right to update, alter, change, or abolish these terms at any time without notice.
Adherence, remediation, termination, and alteration are at the sole discretion of Eclipse Ridge, without binding mediation or arbitration. Renting a property remains at the discretion of Eclipse Ridge, and may be withdrawn at any time to any individual.
All rental rates are set at L$4-per-LI, for example, 50LI = L$200, 100LI = L$400, etc. Unless otherwise stated.
Rental Rules
- All properties must remain within their assigned Land Impact (LI). Properties found to be in excess of their assigned amount may have items returned without regard for their position or import until the property is suitably within its designated Land Impact. Eclipse Ridge is not liable for the loss of any items resulting from this.
- Tenants may not place skyboxes or exceed the bounds of the structure. Items found outside the bounds of the structure will be immediately returned.
- Tenants may not place items that produce excessive noise, such as music, sounds, radios, or streaming devices.
- All rentals are first come, first served. Rentals will not be held in reserve as a matter of course.
- Rent must be paid on time or be subject to return. Eclipse Ridge is not responsible for the loss of a property or the items therein for failure to pay rent.
- Decorations must fit within the theme of the time and place: Colorado, 2024. Unrealistic, ill-fitting, or outwith the theme of the sim may be returned.
- Renters must be active within the roleplaying community of Eclipse Ridge. Those found to be inactive for a period exceeding two weeks may be evicted and their items returned.
- Eclipse Ridge operates under a NO REFUNDS policy. All sales are final. See below for the transfer policy.
- The use of a property marked “Residental” for business purposes is prohibited.
- You may not operate any property within Eclipse Ridge as a for-profit business, store, or for any use outside the expected norms of a roleplay sim.
- Additional land impact may be purchased at the discretion of Eclipse Ridge at L$4 per prim. This is strictly on a case-by-case basis.
- Temporary ‘rezzers’ are permitted, as long as they do not cause excessive lag.
- No security orbs, or other preventative devices may be used at any time.
- Subtenants are permitted so long as the combined LI remains within limit.
- Residential rentals are limited to one-per-player. Exceptions may be made on a case by case basis.
- Business rentals are limited to one-per-player. Exceptions may be made on a case by case basis.
Transfer Policy
- Renters may request a transfer between two properties. Rental amounts will be pro-rated automatically, adjusted for any differences in price.
- Eclipse Ridge reserves the right to refuse transfer requests at any time for such reasons as: Excessive transfer requests (exceeding one every two weeks), conflict with another rental, or any other reason deemed appropriate.
- Units may not be transferred between individuals.
- Transfer requests MUST be made via a support ticket in Discord.
Vehicles
- Vehicles are permitted for use at any time. They must be removed once finished unless they remain within a property’s total LI.
- Vehicles are strictly limited to ground-based vehicles or watercraft. Aircraft or any other vehicle not suitable for the context of the location is prohibited, including military vehicles, law enforcement vehicles, or any other vehicle not reasonably attainable.
